Water Heater Maintenance: Extend the Life of Your Unit

Tank and tankless water heaters need different care. Use these safety-conscious maintenance considerations alongside your manufacturer’s instructions.

Water-heater service life and maintenance needs vary by model, installation, water quality, and household use. The owner’s manual should always guide maintenance for your specific equipment. If you are not comfortable with a task, professional service is the safer choice.

Tank-water-heater flushing

For a tank unit, follow the manufacturer’s instructions before attempting to drain or flush the system. Depending on the model and task, this may include turning off the energy source and water supply, allowing the water to cool, routing a hose to a safe drain location, and confirming the tank is completely refilled before restoring power or relighting gas equipment. Hot water and discharge can cause burns or water damage.

Temperature-and-pressure relief valves

The temperature-and-pressure relief valve is an important safety component. Its discharge can be hot, so keep people clear and never cap, block, or alter the discharge tube. If a valve leaks, does not operate as expected, or you have questions about testing it, arrange professional evaluation rather than forcing the issue.

Other tank checks

Visible corrosion, water around the tank or connections, unusual sounds, and inconsistent temperature are all reasons to schedule an inspection. Use only manufacturer-approved insulation products and never cover controls, thermostats, vents, burner areas, or the top of a gas unit.

Tankless maintenance

Tankless maintenance, including descaling, depends on the manufacturer’s requirements, incoming hardness, and usage. Follow the unit manual for the correct method and interval. Service is especially important when the unit shows an error code, reduced hot-water performance, or visible leakage.

Follow the manufacturer’s recommended schedule and request professional water-heater maintenance when you need help with safe servicing.
